From design and implementation to maintenance: an integrated project The ultimate accommodation for students and staff is a building with a great design, transparent character and a view outdoors from everywhere. Awarded a BREEAM Excellent certificate. The sustainable choices we made in the design phase now help us maintain the building smartly.

The aim of the project was to design, deliver and maintain a good, functional, high-quality and sustainable educational building.

With Strukton PULSE, our own platform for optimal building management, we support the corrective and preventive maintenance and we continuously optimise the sustainability goals. Resulting in: more comfort, lower energy costs and fewer CO2 emissions.

Sustainable maintenance

This sustainable new building covering 22,000 m2 comprises 7 storeys with 13 escalators/stairways leading from a large atrium for 5,800 students. The building was completed by the Spark consortium, a partnership between Strukton Worksphere and BESIX Nederland. The Danish architect Smidt Hammer Lassen was responsible for the design. During construction, Spark worked according to the principles of Bewuste Bouwers (Aware Builders). After delivery, the consortium will be responsible for the technical management and maintenance for 15 years. 

Over the course of the 15-year operational phase, we will also perform the maintenance in a sustainable way. With Strukton PULSE, our own platform for optimal building management, we support the corrective and preventive maintenance and we continuously optimise the sustainability goals. Resulting in: more comfort, lower energy costs and fewer CO2 emissions.

Sustainability as a prerequisite, BREEAM Excellent as the result The new building for Utrecht University of Applied Sciences is a building that is not connected to the natural gas network and that generates nearly enough energy for its own use. There is a modest electric boiler to accommodate peaks in usage. The building contributes wherever possible to a sustainable environment, by means of LED lighting, thermal energy storage, solar panels, daylight regulation and CO2-driven ventilation, heat recovery in air handling units, dirt-repellent cladding, water-saving taps and rainwater infiltration. The green crowning achievement consists of 11 roof gardens with power and Wi-Fi. The BREEAM Excellent certificate was earned by merging budgets for implementation and maintenance and taking combined measures.
